The most modern listings of two HDB flats at S$2 million each and each on PropertyGuru – a “jumbo flat” in Sengkang and a 5-room Designate, Plan and Promote Map (DBSS) flat in Toa Payoh – beget sparked public curiosity and peril.

Consuming about that 80 per cent of Singapore residents dwell in HDB flats, the shriek of affordability is a sizzling button subject.
The authorities were rapid to debunk the Sengkang itemizing as “deceptive” and the Toa Payoh itemizing as “unrealistic”, warning that they might now no longer condone behaviour “that seeks to disrupt the market or fan client sentiment”.
